Better Buildings Challenge Partners strive to decrease portfolio-wide source energy use intensity (EUI) and to increase the percent improvement compared to a set baseline. Shorenstein's portfolio consists of more than 70 properties and 20 million square feet.

Between 2008 and the current reporting period of 2018, Shorenstein has improved energy performance by an average of 3.4% each year. The company is pursuing a three-pronged approach to continual performance improvement that consists of smart operation, investment in efficiency, and tenant engagement.

ENERGY PERFORMANCE BY PROPERTY

Shorenstein has achieved greater than 10% cumulative savings since 2008 at over 40 buildings and positive savings at more than 50 properties. 10 properties have experienced an increase in Source EUI, typically due to changes in tenancy profile that resulted in greater energy use. Shorenstein's "Flip the Switch" tenant engagement program provides tenants with the information, tools, and incentives to save energy. The company is a recipient of the Department of Energy's Green Lease Leader award for its achievements in bringing sustainability into the lease agreement with all new tenants.

IDENTIFYING OPPORTUNITIES FOR IMPROVEMENT

Property-level energy performance metrics, including EUI and percent improvement to date, are critical to track progress over time and identify opportunities for additional energy savings. The baseline EUI values of most Shorenstein properties ranges between 100 and 250 kBtu/sq. ft. The majority of buildings have shown energy performance improvement since 2008. Shorenstein's engineering and sustainability team provides strategic support to those properties that show declining performance or that have unusually high EUI.
