Better Buildings Challenge Partners strive to decrease portfolio-wide source energy use intensity (EUI) and to increase the percent improvement compared to a set baseline. Jonathan Rose Companies' portfolio consists of 36 buildings and 6.3 million square feet. Since 2014, the company has improved energy performance by an average of 4.6% each year. Energy savings have been achieved through comprehensive energy retrofits at several properties that include lighting, HVAC, and domestic hot water upgrades. Most properties have received LED lighting upgrades, occupancy controls, installation of low-flow faucets or aerators, and low-flow showerheads. Additional measures include high efficiency pump replacements, variable frequency drives, air sealing, and insulation. The properties with the greatest energy savings have undergone high-efficiency condensing boiler upgrades in addition to other improvements. Further, property teams are focused on identifying and responding quickly to utility usage anomalies identified through monthly tracking.

 

ENERGY PERFORMANCE BY PROPERTY

Looking at the percent improvement in energy performance across all facilities can provide insight into how an organization is saving energy. Jonathan Rose Companies has achieved energy performance improvement of greater than 15% at 5 of its properties. There are 3 properties that have experienced an increase in Source EUI. These properties have been targeted for future energy efficiency improvements.

IDENTIFYING OPPORTUNITIES FOR IMPROVEMENT

Property-level energy performance metrics, including EUI and percent improvement to date, are critical to track progress over time and identify opportunities for additional energy savings. Jonathan Rose Companies' portfolio consists of properties with  a wide range of baseline EUI values, most of which are from 50 to 200 kBtu/sq. ft. The majority of properties have shown energy improvement since 2014. The properties located near or below the 0% axis may present good opportunities for further savings.
